The planner turns a few choices into an early budget using real UK construction cost bands. Here is how it reaches a number, and how to read what it gives back.

Pick the project

Start with the type of work, from a new private build to an extension, renovation or focused improvement.

Choose a style

Select a house character, from a period terrace to a country manor. It sets the look and nudges cost in a realistic direction.

Set the size

Bedrooms, storeys and scope give an estimated floor area, which is the single biggest cost driver on any build.

Specify the build

Pick the market segment, from mid-range to prime, then the key materials. Each choice moves the figure up or down.

Set priorities

Tell us what matters most, such as cost certainty or lower running costs. It shapes the value score and the savings we flag.

How we estimate

What drives a UK build cost

We start from a base cost band for the project type, then adjust for size, market segment, materials, scope and site complexity. The result is expressed as a range and a rate per square metre, the figure builders and surveyors use to compare schemes.

Floor area

Most build costs scale with size. We estimate area from bedrooms, storeys and scope.

Specification

Mid-range sits near GBP 2,500 to 3,200 per m2. Luxury and prime run well above that.

Site complexity

Access, ground conditions, planning and heritage constraints all add cost and risk.

Materials

Roof, external walls, windows, kitchen and bathrooms each shift the rate per m2.

Location

London and prime postcodes carry higher labour, parking and logistics costs.

Programme

Fixed scope and steady decisions reduce standing time, storage and re-work.

Reading your result

Indicative range

A low to high band rather than a single number. Early budgets always carry a spread until design and survey narrow them.

Value score

A simple read on how well the plan balances cost, durability and resale, out of 100. Higher means a stronger spend to value position.

Savings headroom

Realistic room to value engineer before tender, shown as a range. It is not a discount, it is avoided waste.

Common questions
Is this a fixed quote?

No. It is a planning estimate. We confirm fixed pricing after a site review and a design conversation.

How accurate is it?

It is indicative. It is built from real UK cost bands, but it cannot yet see your site, ground conditions or planning position.

What is rate per square metre?

Total build cost divided by floor area. It is the quickest way to compare specification levels across UK construction.

Does it include VAT and professional fees?

Treat the range as construction cost. We set out professional fees, VAT guidance and contingency in a written quote.

What changes the price the most?

Floor area and specification level, followed by site complexity and location.
